Paying property tax online - Bangaluru(2016 - 2017)

Did not have to fill in the complete information as some of the details of property were retrieved from base year application(i.e 2008 - 2015). The zone classification is provided in two separate pdf file for both 2008 - 2015 and latest 2016 - 2017. In our case only had to provide the zonal classification of the property under 2016-17. It calculated the cap on zone all by itself.

It was straight forward step from there on. 

Bruhat Bengaluru Mahanagara Palike - property tax portal - http://bbmptax.karnataka.gov.in/ . This will launch a form for tax payment.

Steps followed 

  1. Enter SAS(self accessment scheme) BASE Application No. (or) PIDNO (or) Renewal Application No. (or) New PIDNO 
  2. Click here - will display the list
  3. Select the list and hit continue
  4. Enter the occupation, age, mobile (some details are prefilled as per your base year application - circled blue)
  5. In new/revised zonal classification as per SAS 2016-17 - if selected will fill the remaining fields with details of your property retrieved from your base year application
  6. Save the input and goto step 2
  7. Fill this section only if needed, goto step 3

In step 3/final step, in-built auto property tax calculator displays the a tax to be payed

For residential PT is 20% of ARV (i.e k=j*20%)

Formula
G = D+E+F = (0.00*3.00*10)+(2700*1.50*10)+0 = 40500
I = (G*H)/100 = (40500*12)/100 = 4860
J = G-I = 40500-4860 = 35640
K = J*20% = 35640*0.2 = 7128

cess payable @24%
6288*0.24 = 1509.12
Total tax = 7797.12
Rebate @5% for early payment = 389.856
Penalty for late payment - Rs 100 + interest @2% per month if paid after due date for payment
Solid waste management cess for 12 months - 360
